DESIGN STRATEGIES
Our proposal for 10.000m2 of Residential Buildings at Žirmūnų g. 3A, Vilnius” establishes a careful balance between landscape integration, spatial quality, and contemporary living. Located near the Neris River, the project treats the river not merely as a view, but as a structuring design element. Openness, orientation, and community define the core principles of the concept.
We propose four independent three-story residential buildings comprising 101 high-end apartments. The volumes are strategically positioned within zones permitting 12-meter heights and set 15 meters from the slope, in accordance with topographic and regulatory constraints. Rather than viewing these restrictions as limitations, we embrace them as opportunities to reduce density, preserve openness, and return generous space to the landscape.
Through a subtractive volumetric strategy—removing cubic portions in a gesture reminiscent of Tetris—we maximize southwest orientation, river views, natural light, and façade access for a greater number of apartments. This approach enhances both spatial quality and environmental performance.
The façade expresses a clear tectonic logic through layered brick volumes and recessed loggias, where solid masonry frames contrast with lightweight metal balconies and vertical screens. This interplay between mass and void, depth and rhythm, gives the buildings a crafted, almost modular character while reinforcing their structural clarity and material authenticity.
The resulting concept preserves the site’s character while offering commercial flexibility. The structural shell allows adjustments in unit layout, number, and size, enabling responsiveness to market demands without compromising the architectural integrity of the proposal.
