DESIGN STRATEGIES
We are currently designing a LEED Gold office building of approximately 13.000 m2 + 9,000 m2 parking basement at southern Athens. The project prioritizes passive strategies and low-energy systems to respond to the Mediterranean climate: deep overhangs where possible, operable façades for natural ventilation, high-performance glazing with solar control and planted balconies at glazed communal spaces.
A compact floorplate maximizes daylighting while minimizing perimeter heat gain; a single central atrium connects the two office volumes and becomes the natural focal point of the composition and the tenants’ social life. To further reinforce contact and communication between tenants and guests, the atrium is perched with open and informal meeting areas. At the ground floor, the cantina extends outside to a lush garden.
A number of technical solutions make for a sustainable building: a rainwater harvesting system supplies toilet flushing and irrigation; smart metering and an advanced BMS optimize HVAC, lighting and plug loads for peak energy performance. Electric vehicle charging, dedicated bicycle storage and proximity to public transit encourage sustainable commuting. Biophilic interior finishes, abundant daylight and flexible floorplans support occupant wellbeing and adaptability.
The design integrates landscape, urban context and resilience measures—including passive survivability during grid outages—to achieve long-term environmental and social performance aligned with LEED Gold objectives. Aesthetically, we use the play of shadow and light to create a facade that expresses lightness, rhythm and finesse.
