DESIGN STRATEGIES
We are currently developing a 12 ha. integrated landscape, resort and real estate masterplan at Ofrynio, Greece, for Kourtidis Group.
The vision behind Alexandrou Chora is to create a new model of coastal tourism development —one that moves beyond the conventional seasonal resort and instead establishes a year-round environment for living, wellbeing, culture, and community. The project is conceived as a landscape-driven destination where architecture, nature, and social life coexist in a balanced spatial system.
At the core of the proposal lies the idea that tourism infrastructure should enhance, rather than dominate, the landscape. Located within close proximity to both the coastline and the existing settlement, the site offers a unique opportunity to combine natural beauty with accessibility. The design strategy therefore prioritizes low density, spatial openness, and environmental sensitivity, ensuring that the built environment occupies only a limited portion of the land while extensive areas remain dedicated to landscape, biodiversity, and shared public space.
The masterplan is organized around a series of complementary zones that together form a coherent environment. The residential area forms the heart of the development, with villas positioned within a generous park landscape. Rather than functioning as isolated objects, the buildings are integrated into a continuous network of green spaces, pedestrian routes, and water-management systems. A central park acts as the spatial and social nucleus of the project, structuring movement, framing views toward the sea, and creating spaces for everyday outdoor life.
Beyond residential living, the project aims to support a vibrant year-round destination. A boutique hotel, wellness facilities, cultural spaces, and sports infrastructure complement the housing program and encourage diverse forms of tourism, including the growing sector of silver tourism. These elements together create a dynamic environment where recreation, health, and cultural activity extend the life of the destination beyond the summer season.
Ultimately, Alexandrou Chora is conceived as an integrated landscape community—where architecture, public space, and nature work together to create a sustainable and meaningful coastal environment for residents, visitors, and the wider region.
