Dolphin Residences

What is the motto of the 21st century? Reuse! Transform! Adapt! For God’s sake, don’t start over, unless you absolutely have to.

With this credo, we convinced our clients over at Kourtidis Group to look into investing in existing buildings rather than developing green field constructions , with the argument that it makes environmental AND economic sense; not only do we re-use the embodied CO2 and put it to future use, but we also have considerably shorter planning , permitting and construction times. When an investment starts paying off much quicker, everybody is happier. Investors free their money for future projects, and end users begin to enjoy their investment.

The “Dolphin” of Kavala, Greece, a former clothing industry occupying ca 500 staff at the end of the 90’s, is currently being granted a second life as apartments for permanent and seasonal residents. We dig an atrium at the center of the deep plan , then cover it with a signature canopy to create a friendly, cool interior meeting space for the inhabitants. The canopy attracts attention upwards and leads the residents and visitors to an extensive roof garden with spectacular view to the Old Town of Kavala and the Aegean sea.
